01

The platform

Twelve modules. One system of record.

Most operators run the portfolio across spreadsheets, email threads, and three disconnected tools. NexUnit replaces that with one platform where every property, lease, dollar, and work order lives in the same place.

02

Properties & Units

03

Tenants

Resident profiles, balances, contact records, and full service history.

04

Leases

Rent roll, deposits, expirations, and a renewal workflow that never lapses.

05

Accounting

Receivables, payables, general ledger, and budget-versus-actual by property.

06

12In-house

Field & Appliance Service

Our own licensed technicians handle installs, repairs, and appliance work in covered markets.

02

Why operators consolidate

The cost of a fragmented back office is paid every month.

Operating without a platform

  • Rent roll lives in a spreadsheet that one person maintains
  • Work orders arrive by text, email, and voicemail
  • Lease expirations surface late, after the notice window
  • Vendor insurance certificates lapse unnoticed
  • Owner reporting is rebuilt by hand every month

Operating on NexUnit

  • Rent roll, balances, and delinquency update as payments post
  • Every request enters one queue with a priority and an owner
  • Renewal workflow surfaces expirations months ahead
  • COI tracking flags lapsed coverage before work is assigned
  • Reports export to PDF and CSV on demand
03

Field services

The platform schedules the work. We can also do it.

Most customers run NexUnit purely as software and dispatch their own vendors. In covered markets you can also assign work to our licensed, insured technicians — billed through the same system and tracked against the same SLAs.

01

Appliance installation & repair

Dishwashers, ranges, washers and dryers — supply lines, leveling, and haul-away of the old unit.

02

Plumbing & electrical

Shut-offs, drain lines, fixtures, outlets and GFCI, and residential wiring within scope.

03

Smart home & connectivity

Thermostats, cameras, access control, and Wi-Fi coverage for occupied and vacant units.

04

Turnover & make-ready

Paint labor, fixture swaps, and punch-list closeout between residents.

Service coverage varies by market and is confirmed during onboarding. Parts and materials are billed at cost with your approval.

04

Implementation

Migrated and live in about three weeks.

Implementation is handled by a named onboarding lead who stays with your account through go-live — not a support queue.

Week 1

Portfolio review

We walk the unit list, current systems, and how requests and rent are handled today.

Week 1–2

Data migration

Properties, units, tenants, leases, and open balances import by CSV or from your existing system.

Week 2

Configuration

Roles and permissions, approval thresholds, vendor list, service areas, and reporting cadence.

Week 3

Go live

Your team is trained, requests flow into the queue, and the first owner report runs.

05

Outcomes

Predictable spend. Transparent reporting. Room returned to the P&L.

Operators consolidating onto NexUnit typically retire two to three standalone tools and recover the hours spent rebuilding reports by hand.
